What are the requirements to get my application approved?
We require a complete application to be on file before any showings will be scheduled. If the property is still occupied, we will require that the application be processed and approved before scheduling appointments.
To process the application we will need:
Proof of income
-If you have been at your current job for more than 6 months, we will need your W2 or last paystub from December showing your total earnings for 2012 as well as your most recent paystub.
-If you have been at your current job for less than 6 months, we will need a letter from your employer stating your hire date, how much you make per hour and how many hours per week you are guaranteed or averaging.
-Please make sure the correct contact information is on the application for all landlords within the last 2 years, including your current landlord.
-If you owned your home within the last two years we will need mortgage history showing that payments were made on time for the past 12 months.
If you do not have rental or mortgage history in the last 2 years you will need:
-First & last months rent plus the deposit OR
-Qualified co-signer. If you choose to have a co-signer, they will need to go through the entire application process (application, proof of income, rental/mortgage references).
Where can I get a loan?
Most loans are through banks or lenders. On our tools page we have a loan application that you can print, fill out, and send in.
I want to invest into real estate what do I need to do?
Contact your financial institution for a pre-qualifying statement. Then contact your local Realtor at Team CSI. We would be happy to work with you to find the best investment properties for your specific needs.
