Your Property Management Questions Answered

What Are the Requirements to Get My Application Approved?

We require a complete application to be on file before any showings will be scheduled. If the property is still occupied, we will require that the application be processed and approved before scheduling appointments. To process the application, we will need the following:


Proof Of Income

  • If you have been at your current job for more than 6 months, we will need your most recent paystub.
  • Suppose you have been at your current job for less than 6 months. In that case, we will need a letter from your employer stating your hire date, how much you make per hour, and how many hours per week you are guaranteed or averaging.


Rental References

  • Please make sure the correct contact information is on the application for all landlords within the last 2 years, including your current landlord.
  • If you owned your home within the last two years, we need a mortgage history showing that payments were made on time for the past 12 months.


If you do not have a rental or mortgage history in the last 2 years, you will need the following:

  • First & last month's rent plus the deposit

OR

  • Qualified co-signer.
  • If you choose to have a co-signer, they must go through the entire application process (application, proof of income, rental/mortgage references).

Where Can I Get a Loan?

Most loans are through banks or lenders. Our tools page has a loan application you can print, fill out, and send in.
